Management and Rent Guarantee
UNFURNISHED OR FURNISHED RENTALS FOR THE YEAR
The Cannes Conseil Immobilier agency places great importance on the quality of the properties managed, as well as the solvency of the tenants.
RENT MANAGEMENT
- collect all rents, charges, security deposits, occupation compensation and insurance, provisions, and more generally any amount or value related to the managed property;
- provide receipts, acknowledgments, and discharges, and correspondingly release any seizure, opposition, and guarantee;
- proceed with rent adjustments, regularize rental charges, and ensure reimbursement by the tenant of the garbage collection tax.
INSURANCES :
- at the request of the principal, subscribe to, sign, or terminate any insurance contract related to the current management of the property or its protection, implement the guarantees provided by the contract;
- for this purpose, make any damage declaration, manage it, and receive all compensation paid by insurance companies.
RECOVERY PROCEDURES :
Reminders by simple letter, then by registered letter in case of rent delay, conservatory seizures, legal actions, orders, summonses, assignments, and citations before all courts.
WORK MANAGEMENT :
- carry out all repairs incumbent upon the principal whose amount does not exceed three hundred euros (300 €) and those that are more significant but URGENT, promptly notify the principal; take all conservatory measures;
- for all other work, execute it after obtaining written agreement from the principal;
- settle invoices within the limit of available funds.

Represent the principal or have them represented at the general assemblies of co-owners for 80 euros per hour TTC

2 % TTC of the rent amount including charges.

- Transition from formula 1 to 2 if the duration of the GLI claim is strictly greater than 5 months or if a second claim occurs within 24 months following the closure of the previous claim. The conditions allowing the transition from formula 1 to 2 and 2 to 3 are strictly linked to the duration of the compensation:
- Transition from formula 2 to 3 if the duration of the GLI claim is strictly greater than 4 months or if a second claim occurs within 24 months following the closure of the previous claim.
The conditions allowing the transition from formula 3 to 2 and 2 to 1 are strictly linked to the duration of the period without a GLI claim - period elapsed without any compensation being paid to the insured.
- Transition from formula 3 to 2 if the duration without a GLI claim is strictly greater than 24 months from the closure of the previous claim.
- Transition from formula 2 to 1 if the duration without a GLI claim is strictly greater than 12 months from the closure of the previous claim.
